The Canadian mortgage math, done properly
Every tool below runs on the same cent-accurate engine and works in English or French.
Start with the part a bank calculator gets wrong
Your annual prepayment privilege does not reset in January. It resets on the anniversary your contract names, and every lump sum is measured against that window. If your contract shares one budget between lump sums and payment increases, an extra $200 a payment spends the same allowance a lump sum would — and the simulator says so while you are still moving the slider. It also flags when a planned lump sum would go over the limit, which is the one thing the interest saving never accounts for.
Track
Keep an honest, up-to-date picture of each mortgage you track.
Amortization engine
Semi-annual compounding, every frequency, term vs. amortization, mid-life mortgages — validated to the cent.
Payment reconciliation
Log payments and compare your statement balance to the engine's expected balance: in sync, ahead, or behind.
Year-end rental summary
Calendar-year mortgage interest and property tax for a rental, per property and across every mortgage on it — T776 lines 8710 and 9180, with where each figure came from attached to it.
Your history in, your schedule out
Bring years of payments in from a CSV instead of typing them, and take the full payment-level schedule back out the same way — every row, every split, ready for a spreadsheet or an accountant.
Every mortgage in one view
Balances, rates, maturities and prepayment room across everything you hold, side by side — so a portfolio is one page rather than a tab per property. On every plan.
A seat for your co-borrower
Invite the person who signed the mortgage with you to their own sign-in, in their own language, rather than sharing a password. They see the same figures you do.
Simulate
See the consequence of any change before you commit to it.
What-if simulator
Extra payments, lump sums, frequency changes, and rate shocks with colour-coded interest and time deltas.
Prepayment privileges
Lump-sum and payment-increase room in real dollars, with an over-limit warning and interest saved.
VRM trigger monitoring
Trigger rate, headroom, and a negative-amortization warning for variable-rate mortgages.
Decide
Make the big calls — buy, renew, break, sell, or insure — on the numbers.
Affordability & cash to close
What a lender would allow, tested at the stress-test rate: GDS and TDS on both ratio pairs, the default-insurance premium added to the loan, and land transfer tax net of the first-time-buyer rebates. Free, and without an account.
Renewal decision workspace
Compare up to four offers by true cost over each term, with switch costs in and the qualifying rate flagged only where it truly applies.
Break & penalty (IRD)
Posted-rate and monoline penalty methods, plus a live break-even against a lower rate.
What your rate is worth to a buyer
A contract rate below today's market is an asset when you sell, and almost nobody prices it. The saving a buyer assuming your mortgage would make, totalled to maturity — where the advantage genuinely ends.
Lender mortgage insurance, priced
The premium is level and the benefit is your falling balance, so the price per dollar of cover climbs every year you hold it. See that curve on your own numbers, and subtract a real term-life quote if you have one. Figures only — we rank nothing and recommend nothing.
LLODGE
Grounded, explainable answers about your own mortgage — plain language in, plain language out.
Restructure
Three moves a lender will quote you and almost nobody models for you.
Blend & extend
Your rate blended with today's on a new term, with any new money weighted in — the blended rate, the payment it produces, and what the same money would cost at today's rate instead.
Port & increase
Carry the mortgage to the next property and add to it. The ported balance keeps its rate, the new money takes today's, and you see the single blended rate and payment that come out.
Bridge financing
What it costs to close on the new place before the old one completes — per-day interest over the overlap, plus the lender and legal fees that come with it.
Stay ahead
The context and community to never be caught off guard.
Rate & renewal alerts
Bank of Canada policy-rate changes explained for your situation, plus renewal and privilege-reset reminders.
Ask in public
A moderated space to ask a mortgage question in public, with optional anonymity — and to have it answered rather than buried.
Fully bilingual
Switch between English and French with one click — every page, every figure, every alert.
What LOONIELODGE does not do
The shortest way to describe a mortgage tool is often what it refuses to be.
- No bank connection. You enter your own figures. We never ask for your online banking credentials, and there is nothing here that could use them if you offered.
- No lead resale. Your information is not sold, rented, or passed to lenders or brokers looking for customers.
- No commission from lenders. Nothing on this site is ranked, recommended, or placed because somebody paid for it — and we do not arrange mortgages.
- No advice. Every figure states the assumptions it rests on; which mortgage to take, and when to break one, stay with you, your lender, and a licensed advisor.
Managing mortgages for other people?
