Your clients' mortgages, on the engine you'd want them checked with

LOONIELODGE partners are licensed real estate and mortgage professionals who set up and manage mortgages on behalf of their clients. You keep the book, they keep their own file, and the bill never reaches them.

A mortgage is a five-year relationship that most software touches twice: the day it is signed and the day it comes up for renewal. LOONIELODGE is built for the years in between — every client's mortgage on one cent-accurate Canadian engine, and a short daily list of the ones with a reason to hear from you.

Your book

See the whole portfolio, and the one client who needs a call today.

Who to call today

Every mortgage in your book that has reached a moment worth a conversation, ranked by urgency, each with the reason stated in plain language and a link straight to the file.

Book analytics

Balances, rates, terms and maturities across the whole portfolio — so you can see where the book is exposed before a client thinks to ask.

Client roster

Every client, their mortgages, whether they have finished setting up their account, and the consent you recorded for them — in one table.

Your clients

Set them up once. The file is theirs to run, and you stay close to it.

Accounts you create for them

Add a client and they get an invitation to set their own password, arriving at a mortgage you already configured. They log payments and run every planning tool, and the structure you set up is theirs to change — it is their mortgage. You keep the book, and ask them for a window when you need the figures or need to act.

Bring the book you already have

Import a list of your clients, read every name on screen, and confirm consent for the people you can. Nothing is created and nobody is emailed until you say so.

Prepared for them, by you

Save affordability runs and simulator scenarios against a client's file, and hand them a PDF that carries your name as the preparer, the figures it used, and the date it was true.

Your practice

The team, the desk, the licence and the invoice — all of it built in.

Team logins

Invite the agents in your firm into one shared book. Every action records the person who took it, so the trail names an agent rather than a subscription.

Your clients' support desk

A managed client's question comes to you first rather than to us, in a thread you can answer and resolve — and escalate to our staff in one click when it should be ours.

Billed to you, never to them

One subscription for the firm, one flat price for your whole book, monthly or annually. The price follows how many clients you manage — not how many mortgages — so a client with three charges counts once, and freeing one can move you back a band.

Who to call today

Four reasons to pick up the phone, already ranked

The app detects the moments that matter on every mortgage it tracks — it has to, because the client gets told about their own. The console turns that same detection on your whole book at once and sorts it by urgency, so the first row is the conversation that cannot wait.

  • Renewals inside the six-month window, soonest first — including the ones already overdue and sitting on a lender's default rate
  • Variable-rate mortgages that have passed their trigger rate, net of any payment increase the client already recorded
  • Annual prepayment room that reset on the anniversary and has gone unused, in dollars
  • Combined loan-to-value across every charge on the property, with the refinance headroom under 80% shown as a figure

The board is read-only, and it is yours alone. Opening it sends nothing to your clients and writes nothing into their notifications — the call is yours to make.

Becoming a partner

Four steps, with a real check in the middle

Every applicant is looked up on their provincial regulator's public register before being approved. That check is the whole reason a client can be told who is holding their file.

  1. 1

    Create your account

Sign up like anyone else — free, and in your own name. The licence we verify is yours, not your brokerage's.

  2. 2

    Apply from Settings › Partner

Your legal name exactly as it appears on your registration, the licence you hold, your province, and your registration number. A couple of minutes, and you confirm we may check it with the regulator you name.

  3. 3

    We check the register

An administrator looks you up — FSRA, the AMF, RECO, BCFSA, RECA and their counterparts — and records what they found, including the date your licence lapses. Where a province publishes no public search, we verify another way and it takes a little longer.

  4. 4

    Your console opens

Approval provisions everything at once: the partner console, your organisation, your licence on file, and your free trial — 30 days, up to 3 clients, no card. Add your first client, or bring the whole book in a list. You hear from us either way, with the reason.

Who can apply

The program is for licensed professionals, because what it grants access to is other people's financial information.

  • You hold a current real estate or mortgage brokerage licence in a Canadian province or territory — they are separate registers in most of them, and we check the one you name.
  • You apply in your own legal name, with the registration number printed on your licence.
  • You confirm that we may verify it with your regulator. We do not contact them about you otherwise.
  • Your account is your own. Someone whose account is managed by another partner asks to be freed first.

Your licence is checked on a clock, not once. We record when it expires and warn you well before it does. An expired licence stops you taking on anyone new and leaves the book you already have exactly as it was — your clients keep their data and their access either way, because a paperwork lag is not their fault.

Partner pricing

You are billed one flat price for your book. Your clients are billed nothing.

Start with 30 days free, for up to 3 clients. We do not ask for a card, and nothing is charged automatically.

After that, one flat price for your whole book, set by how many clients you manage — $150 a month for up to 50, $500 for up to 200. Not per mortgage: a client with three charges is one client, and a book that grows past a threshold moves band with the difference prorated.

Managing 201 clients or more? We don't publish a price for a book that size yet, and we would rather say so than quote you one we have not thought about. How approval works

When the trial ends, your console and your clients' mortgages become read-only until you subscribe. Nothing is deleted, nothing is charged without you choosing it, and subscribing unlocks your console and every mortgage still in your book. What it cannot undo is a departure: while your book is locked, a client may move to an account of their own without your approval, and subscribing afterwards does not bring them back.

An empty or nearly empty book is simply the entry band, so your first invoice is the band price you chose — nothing is metered, and there is no minimum to make up.

  • Your clients never see a bill from us, and never enter a card.
  • One subscription for the firm, however many agents you invite into it.
  • A client you free takes over their own subscription, keeping every figure — nothing is deleted in the handover.
  • Prices in CAD plus applicable taxes, with your business tax number on the invoice you file.

FAQ

What partners ask first

Is there a trial, and what happens when it ends?

You get 30 days with up to 3 clients, and we do not ask for a card to start it. Nothing converts on its own: when the trial ends, your console and your clients' mortgages go read-only until you choose to subscribe. Nothing is deleted, and subscribing puts your console and every mortgage still in your book back exactly as you left it. What it cannot undo is a departure: while your book is locked, a managed client may move to an account of their own without your approval, and subscribing afterwards does not bring them back. The client limit goes with the trial — after that you are billed one flat price for your whole book, set by how many clients you manage.

Do my clients pay anything?

No. Every mortgage you manage sits on your subscription, and a managed client never enters a card or sees a price. If one later wants to run their own account, they take over their own subscription at that point and your count drops.

What can a client change themselves?

Everything on their own file: payments, prepayments, statement reconciliation, simulations, every planning tool — and the structure too. The lender, rate, term and amortization you set up are theirs to change, because it is their mortgage. What stays with you is the book: you see that their mortgages exist, who the lender is and when each term matures, and you ask them for a window when you need the figures themselves or need to act on the file.

Can a client leave?

Yes, and it is built in rather than tolerated. A managed client can ask to be freed; on your approval their account becomes an ordinary one, any window they had granted you ends with it, and they take over their own subscription with their history intact. Any support request still open moves to our desk. There is a second path, and it does not wait for you: while your own subscription has lapsed and your clients' mortgages are locked behind it, a client can free themselves without asking. A managed client cannot subscribe on their own behalf, so we will not leave one waiting on the permission of a firm that has stopped paying us, for data that is theirs. The handover is the same in every other respect — their history goes with them, you are notified the moment it happens — and it is permanent: subscribing afterwards does not bring them back.

Do you contact my clients?

Only about their own account — the invitation you send, the alerts they chose, the notifications they can turn off. We do not market to them, and we never contact them on your behalf: outbound contact is yours as the sender of record.

How long does approval take?

As long as it takes a person to find you on your regulator's register. Most provinces publish a public search and it is quick; where one does not exist, an administrator verifies another way and it takes longer. You get an email and a notification either way, and a refusal carries its reason — most are correctable, and you are welcome to apply again.

Is the console bilingual too?

Yes, and so is everything your clients receive. Each client's invitation, notifications and app are in the language on their own account, whichever language you work in.
