Questions, answered

Is LOONIELODGE financial advice?

No. LOONIELODGE is an informational and educational tool. It shows you accurate math on your own numbers so you can have better conversations with your lender or advisor — but it is not licensed financial advice.

Is it really accurate for Canadian mortgages?

The engine is built on semi-annual compounding — the Canadian standard — and supports every payment frequency including accelerated options, term versus amortization, prepayments, and rate changes. It's validated to the cent against published examples and covered by an extensive test suite. Two honest limits: the numbers are only as good as the details you enter, and where a figure depends on your contract — a break penalty, a blend, your lender's rounding — your lender's calculation governs, so we tell you to confirm it with them.

How much does it cost?

Free covers one mortgage and costs nothing. Homeowner and Investor are paid plans: from $7.99 a month, or billed yearly, with twelve monthly payments shown beside the annual price on each card so you can compare. Every account starts with a free trial — no card — covering 2 mortgages. When it ends, nothing is charged and the account moves to the Free plan. The cards above show what each plan includes.

Do you support both English and French?

Yes. LOONIELODGE is fully bilingual. Switch between English and French anytime with one click — the whole app follows.

Can I cancel, and do I get a refund?

You can cancel a subscription anytime from Settings › Billing, with no fee. Payments are not refunded, except where the law of your province requires it — a payment already made is not returned — but cancelling stops the next charge, and you keep full access until the end of the period you have paid for. After that, and when a trial ends, the account moves to the Free plan: nothing is deleted, one mortgage stays editable (you can choose which, once every 30 days) and the others can still be viewed but not changed, and buying a plan again makes everything usable as it was. This does not affect any non-waivable rights you have under applicable consumer-protection law.

Does it help with my rental property at tax time?

With two lines of it, worked out exactly. A Rental taxes section appears once you mark a property as a rental. For each calendar year it gives your mortgage interest — line 8710 on the federal T776, and Revenu Québec's TP-128 as well — added up across every mortgage secured by that property, and your property tax for line 9180 (line 230 of the TP-128 in Quebec), taken from the tax bills you record for the property. Part-year, rental-use and co-ownership shares are applied to both. It tells you how much of the interest came from payments you confirmed against a lender statement rather than from our projection, reconciles against your lender's January figure, and freezes a year once you mark it filed so a later correction cannot silently restate a submitted return. Supplementary and omitted tax bills are listed separately and never added in, because which year's return one belongs on is for you or your accountant to determine. It is not a tax return and it is not tax advice: it covers mortgage interest and property tax, not rent received or expenses like insurance, utilities or repairs.

Can I track more than one property?

Yes. Free covers one mortgage, Homeowner covers more than one, and Investor the most — up to 10 mortgages — a rental, a cottage, a second home, each kept entirely separate, with its own schedule, prepayment privileges and renewal date. Pick the plan that matches how many you hold; moving up or down later keeps every figure you have entered.
